One thing we heard repeatedly at ALTAEdge was that the daily work of title search and exam professionals is becoming more complex.

Public record systems vary widely across jurisdictions. Document volume continues to grow. And teams are often expected to handle higher transaction volumes without adding additional staff.

Several attendees described the challenge of balancing speed, accuracy, and compliance inside the title production workflow.

One of our first booth conversations started like this, “Everyone’s talking about regulations and fraud - while going faster with less.”

In many agencies and law firms, experienced title search and exam professionals are responsible for reviewing large sets of property records, identifying potential issues, and ensuring the final product meets underwriting requirements.

As the volume of information increases, the pressure to move quickly without sacrificing quality becomes even greater.

This operational reality is one reason the conversation around AI in title search and title automation is gaining momentum and was so popular at the show. 

How AI Is Changing Title Search Workflows

Artificial intelligence is beginning to reshape how teams approach parts of the title search process.

Instead of being used to replace experienced professionals, the most promising tools focus on reducing the time spent gathering and organizing information so title search and exam professionals can focus on analysis and decision-making.

Some of the applications include:

  • organizing large collections of source documents during the initial search

     

  • identifying potentially relevant documents earlier in the research process and potentially pointing out any missing information prior to examination.

     

  • highlighting issues that may require deeper title exam review

     

  • improving documentation and audit trails throughout the workflow

     

During conversations at ALTA Edge, many professionals expressed interest in using AI as a way to support the expertise already inside their teams.

“We’re all experts at what we do, but cutting down on the data entry and all of the checking and rechecking is something I think we’d all love to have,” one guest said. 

The goal is not automation for its own sake. Instead, it is about helping title search and exam professionals spend less time on repetitive tasks and more time on the work that requires judgment and experience, all while reducing fatigue

How Title Companies Are Scaling Operations Without Adding Staff

Staffing was another topic that surfaced frequently during conversations at our booth.

In many markets, hiring experienced title search and exam professionals remains difficult, magnified by a retiring workforce who struggles to engrain their years of experience in the newcomers. At the same time, transaction volume can shift quickly depending on broader market conditions.

This creates a challenge for title companies trying to scale their operations.

Rather than expanding headcount, many teams are exploring ways to improve efficiency across the title production workflow.

Some of the strategies we heard about included:

  • improving internal documentation and processes

     

  • introducing workflow tools that organize title search results

     

  • using technology to accelerate research and document review

     

  • identifying bottlenecks inside the title exam process

“We’ve got a great team, they just need better solutions that fit the way they already work - scaling title [operations] isn’t done quickly or easily and I don’t want to let anyone go.”

The common thread across these conversations was a focus on working smarter with existing teams.

For many companies, the long-term goal is not simply faster transactions, but building workflows that allow experienced title search and exam professionals to handle more work without increasing risk.

The question is no longer whether AI has a role in title.

It’s how teams can apply it in a way that improves real workflows without sacrificing accuracy or control.
